Which investment

As a client of ours you will have access to a wide range of opportunities and we will discuss with you the type of investments that may be most suitable to your requirements.

The decision as to what to buy is very much influenced by the attitude to risk of an individual and this is a key factor in investment.  There is some risk with emerging markets and this is reflected by the potential returns available.  This does not however mean that all the investments are ‘risky’, but that there is a calculated element of risk with each investment and that you must be comfortable with this.

It is often daunting at the beginning when considering a new region, or making your first investment and we will be able to help by providing you with all the information you need to make your decision.  Our objective is to assist you in making the right investment to match your objectives whilst also ensuring that it is compatible with your current situation.

Purchase Procedures

Part of our service is to help ensure that having found the right investment for you, purchase procedures are made as straight forward as possible.  We can arrange legal services to carry out all required checks for your protection and in many cases act as ‘power of attorney’ to avoid unnecessary costs at different stages of the purchase.

Once completed, where requested we will:

  • Manage refurbishment where required
  • Arrange cleaning/preparation for letting
  • Organise utility connections into your name
  • Arrange payment of any property taxes where due
  • Set up payment of maintenance charges if required
  • Arrange rental of property (see below ‘letting and management’)

Finance

Whether considering raising funds in the UK or taking an overseas mortgage, we will discuss the options available with you.  Please note we are not regulated by the FSA and so can not give any advice on which mortgage may be most suitable to your needs however we can arrange for qualified advisers to contact you to give advice and help where needed.  Our ‘links and resources’ section has further details on mortgage contacts and a mortgage calculator for budget planning.

Letting & Management

The letting of your property is often the key to its success as an investment, as this will ensure that whilst your property is rising in value, you are obtaining an income to meet the running and finance costs.

We have established a relationship with reliable letting and management agents in each of the countries we cover and will be able to arrange for them to let and manage your property to ensure that it generates a good return.

Selling

We will advise you on what is happening to the local market and when we believe is the right time to sell and move your monies into a different investment.  We have reputable local and international contacts who will be able to sell your investment when required.  We will also be able to arrange advice where needed from tax specialists to ensure that liability is kept to the minimum possible.

Fees

Where we work in conjunction with other companies/developers we will ensure that there is no additional cost to you, with any fees payable to us being paid by the relevant companies/developers.  This means that as a client of ours you will have the additional security of us sourcing and assisting you with the purchase of your investment at no extra cost.

In any other circumstances we will agree a fee structure with you based on the individual investment.  For example if we acquire a property to refurbish and sell on we may agree a percentage fee of the profit made to handle the project for you.  In such circumstances you will receive a clear breakdown of any fees charged.
